What It Feels Like

Buena Park feels lively, diverse, and incredibly convenient. It has the established residential neighborhoods you’d expect from North Orange County, but there’s also a lot happening around them—from the restaurants and nightlife along Beach Boulevard to major entertainment destinations like Knott’s Berry Farm and The Source OC.

One of the things that stands out most is the food scene and cultural diversity. The city officially designated a stretch of Beach Boulevard as Koreatown, recognizing the concentration of Korean restaurants, businesses, and cultural influence that has become such a distinct part of Buena Park. Alongside longtime local favorites and newer concepts, it gives the city an energy that feels different from some of its quieter neighboring suburbs.

Residentially, the city offers a mix of older established neighborhoods, condos and townhomes, newer development, and higher-end pockets like Los Coyotes. Its location near the LA/OC border also makes it especially convenient for people whose lives take them in both directions.

Overall, Buena Park feels more active and urban than Brea or Placentia, but still very much suburban once you get into the residential neighborhoods. There’s a lot packed into the city, and its combination of food, entertainment, location, and housing variety gives it a personality of its own.

Buena Park is one of the cities I think is especially interesting in North OC right now. It has always had a great location at the LA/OC border, but there’s been a lot of investment and development that continues to give the city more to offer.

What I personally love about Buena Park is the food and cultural scene. The official Koreatown designation along Beach Boulevard feels very fitting because Korean restaurants and businesses have become such a meaningful part of the city's identity. Between Koreatown, The Source, Knott’s, and all of the smaller local spots throughout the city, there’s genuinely a lot to eat, drink, and do.

From a real estate perspective, I also think Buena Park is interesting because the neighborhoods can feel very different depending on where you are. You have older, established residential pockets, condos and townhomes, newer development, and then Los Coyotes, where you'll find larger homes, the country club, and a noticeably different feel.

For me, Buena Park's biggest strength is the combination of location and lifestyle. You’re right at the LA/OC border with convenient access in both directions, but you still get established suburban neighborhoods and a real sense of local identity. If you want North OC convenience but prefer somewhere with a little more energy, diversity, and things happening around you, Buena Park is definitely worth considering.
